The application form is a secure page that provides access to the private application area. Information required to assess applicant eligibility:
Identity: First name, last name, date of birth, email address, and phone number
Your stay: desired move-in date, planned length of stay, people involved (single, couple, friend, child, pet).
Situation: professional status (employee, student, self-employed, entrepreneur), net monthly income, physical or online guarantor
Referral code (optional)

Colonies manually checks each document.
Documents required for the tenant:
Proof of identity: valid ID card, passport, or residence permit
Proof of professional status: certificate of enrollment for the current year, employment contract or employer's certificate, Kbis extract or URSSAF certificate, company status
Proof of income (mandatory, except for students): latest pay slips (3 months) or tax notice
Guarantor's documents: (guarantor threshold required: income < 2.5 or 3 x monthly rent depending on the type of rental)
Physical guarantor (parent, friend, family): ID, proof of professional status, proof of income, proof of residence in Europe
Online guarantor: certificate of eligibility

Signing of the residential lease
Once the application has been approved, the applicant can proceed to the electronic signature of the residence contract.
The contract includes:
The start and end dates of the stay
The monthly rent and included charges
The termination conditions (notice period, terms and conditions)
The rights and obligations of the tenant and Colonies
The inventory of your private space
After signing:
A copy is sent by email.
The lease is available in the tenant area.
Payment of the security deposit and reservation fees
The final step before receiving your keys is to pay the reservation fee and deposit:
Payment methods: credit card (Visa/Mastercard/Amex), Apple Pay, Google Pay,
Deposit refund: 1 month after departure if there is no damage
How does the guarantor work?
A guarantor is required if:
Coliving and private apartments: tenant's income less than 2.5 times the rent.
Shared apartments: tenant's income less than 3 times the rent.
Physical guarantor:
Income: tenant rules apply depending on the type of apartment.
Supporting documents: ID, proof of professional status, proof of income, proof of residence in Europe.
Contract: signing of an online guarantee letter.
⚠️ Important: The move-in date will only be confirmed after the guarantor has signed the guarantee letter.
Online guarantor:
Types: Smartgarant, Visale, Garantme, Schuffa (Germany)
Documents required for the physical guarantor: Proof of identity, Proof of professional status, Proof of income, Proof of residence in Europe
How it works: after subscribing to an online guarantee service before applying, Colonies then checks eligibility with the guarantee service.
After your reservation
An email is sent to the tenant with:
Confirmation of the reservation
Copy of the signed lease
Access to the Colonies tenant area
Practical information for moving in
Tutorial on the residence (access, facilities, rules of conduct)
Instructions for collecting keys/access badges

How long does the booking process take?
From application to confirmation, allow 48-72 hours on average.
Can I make a reservation without visiting the space?
Yes. Each listing includes detailed photos and a 360° virtual tour. Colonies can be contacted via WhatsApp from the website for any questions about accommodation.
Can I change rooms after booking?
Before signing the lease, yes, free of charge. After signing, contact Colonies to discuss the options depending on availability.
I don't have all the documents right now, can I start my application?
Yes. The application can be saved at any time, taking into account the candidate's progress. It can be completed at any time via your personal link sent by email.
Can I cancel my reservation after payment?
Yes. According to the cancellation policy:
More than 30 days before moving in: Full refund except for booking fees
Less than 30 days before moving in: No refund (except in cases of documented force majeure)
