A former office building completely transformed into a coliving complex, the Magritte residence now boasts 2,774 m² of modern living space, designed to offer a perfect balance between privacy and conviviality.
Divided into 7 coliving apartments, each tenant has his or her own private space with bedroom and bathroom, (some with kitchenette or private terrace) guaranteeing maximum comfort and tranquility.
Each apartment, known as a “home”, has its own kitchen, living room and terrace, shared between 6 and 9 roommates, promoting exchange and community living.
Residents also have access to large common areas on the first floor: a social lounge with coworking area and welcome bar, a gym, an entertainment room, an outdoor terrace and laundry facilities.

How do I book a room?
Choose your residence and your room:
Browse our residences and select the room you'd like to move into using the photos, floor plans and virtual tour.
Apply online :
Click on “Apply here”, make sure you have the requested documents, and complete the online application form.
Talk to our team:
A Colonies advisor will contact you to validate the details of your application and get to know you better. Why do we do this? Because at Colonies, we value our community and the people in it.
Sign your lease and pay online:
Once your application and documents have been validated, you'll receive a link by e-mail to access your online tenant space. There, you can finalize your reservation by :
Reviewing and signing your lease.
Paying the membership fee and security deposit.
Booking confirmation :
Your reservation will be officially validated once Colonies has countersigned your lease.
⚠ Important:
Due to high demand, several people may apply for the same room. We therefore encourage you to act quickly: first come, first served!
What do I have to pay at the time of the booking?
Membership fees
This includes the processing of your application, the writing of the lease contract or amendment and the guarantor letter, as well as the inventory of fixtures on arrival and departure.
Security deposit
Equivalent to at least one month's rent, it will be returned to you within one month after your departure, provided no damage has been found. In the event of damage, the corresponding costs will be deducted, and the balance returned to you within two months.
Do I need a guarantor?
Flatshare:
Yes, a guarantor is mandatory to finalize your booking in a flatshare. The guarantor must have an income higher than 3 times the rent.
If you don't have a physical guarantor, don't worry: you can subscribe to an online guarantor service with our partner SmartGarant.
Coliving :
A guarantor is not mandatory for our Coliving residences. We only require a guarantor if your income is below 2.5 times the rent.
Is domiciliation possible with a Colonies home?
Yes, domiciliation is possible and even mandatory if you plan to stay in Belgium for more than 3 months.
It's your responsibility to register your address in the population register with the local authorities.
What is the minimum length of stay?
The lease is for 6 months, with 3 months' notice and no commitment. You have the option of renewing the lease as many times as you like, for up to 3 years maximum.
How are tenants selected?
At Colonies, our selection process is mainly human. Every candidate interested in joining one of our residences is contacted by our team. We evaluate each applicant's profile to ensure their ability to live in a community and foster a friendly, harmonious atmosphere.
Is it possible to visit the accommodations?
Virtual tours:
We offer virtual tours so you can discover our homes wherever you are. This convenient system allows you to visit homes in several cities in just a few clicks. These visits are generally available a few days before or after the opening of a new home.
Physical visits:
We accept physical visits only if the virtual visit of a property is not yet available, and if a tenant is already on site to show you around.
However, most of our homes are booked off-plan, as all our residences meet the same standards of quality and finish. You can easily get a feel for the property by taking a virtual tour of other similar homes nearby.
