Choose your bedroom:
Browse and select the room you'd like to move into using the photos, floor plans and virtual tour.
Apply online :
Click on “Apply here”, make sure you have the requested documents, and complete the online application form.
Talk to our team:
A Colonies advisor will contact you to validate the details of your application and get to know you better. This is when you can share the discount code : VIBES2025.
Sign your lease and pay online:
Once your application and documents have been validated, you'll receive a link by e-mail to access your online tenant space. There, you can finalize your reservation by :
Reviewing and signing your lease.
Paying the membership fee and security deposit.
Booking confirmation :
Your reservation will be officially validated once Colonies has countersigned your lease.
When signing the lease, you will need to use the first and last names shown on your ID card. However, you will have the option of entering a different display name on our online platform when finalizing your reservation. It is this first name that will appear in your personal space, that will be shared with your roommates and used in your interactions with our agents to guarantee an experience that respects your identity.
Membership fees
This includes the processing of your application, the writing of the lease contract or amendment and the guarantor letter, as well as the inventory of fixtures on arrival and departure.
Security deposit
Equivalent to at least one month's rent, it will be returned to you within one month after your departure, provided no damage has been found. In the event of damage, the corresponding costs will be deducted, and the balance returned to you within two months.
The “Aide Personnalisée au Logement” or APL is financial aid delivered by the “Caisse d’Allocations Familiales” (CAF) in order to help tenants to pay their rents in France.
Good news! All our apartments are eligible for APL.
Please note that the ALS/APL can only be applied for once the lease has started.
However, you can still do an initial simulation on the caf.fr website to find out if you are eligible.

Postal code (“Code postal du logement concerné“) : You can find it in the Location tab of a residence’s page
Category (“Vous résidez en”) : Room / Chambre
Furnished (“Votre location est meublée”) : Yes / Oui
Your monthly rent incl. charges (“Part de votre loyer mensuel (charges comprises)“) : All prices displayed on our website include charges
If you’re eligible, you’ll be able to generate your CAF certificate directly from your tenant space once you’ve moved in, then make the request yourself on the caf.fr website.
Flatshare:
Yes, a guarantor is mandatory to finalize your booking in a flatshare. The guarantor must be a tax resident of France and have an income higher than 3 times the rent.
If you don't have a physical guarantor, don't worry: you can subscribe to an online guarantor service with our partner SmartGarant.
Coliving :
A guarantor is not mandatory for our Coliving residences. We only require a guarantor if your income is below 2.5 times the rent.
Unfortunately we do not accept the Visale guarantee.
If you do not have a guarantor in France earning more than 3 times the amount of the rent, you can subscribe to an online guarantor with our partner SmartGarant.
Our leases are non-binding, with one month's notice. However, we prefer long stays (i.e. over 3 months).
Virtual tours:
We offer virtual tours so you can discover our homes wherever you are. This convenient system allows you to visit homes in several cities in just a few clicks. These visits are generally available a few days before or after the opening of a new home.
Physical visits:
We accept physical visits only if the virtual visit of a property is not yet available, and if a tenant is already on site to show you around.
However, most of our homes are booked off-plan, as all our residences meet the same standards of quality and finish. You can easily get a feel for the property by taking a virtual tour of other similar homes nearby.
